We fully refurbish each unit we acquire as follows:

a. New Bathroom (Tub, Toilet , Vanity, Paint, Ceramic Tile)
b. New Kitchen(Cabinets, Sink, Countertop, Ceramic Tile, Paint, Refurbished or new Stove/Refrigerator)
c. New flooring throughout unit(Ceramic Tile/Laminate/Carpet)
d. Complete Painting All rooms and hallways
e. Updated or new Mechanical Systems (Heat/Hot Water)
f. Roof inspected for leaks
g. Siding/windows inspected for leaks
h. Fully Hardwired Smoke and Carbon Monoxide Detector
i. Washer/Dryer Hook up(if Electric Service is large enough)

Do we participate in the HUD or Section 8 Housing programs?

A.

Absolutely we will work with you to get the unit HUD approved.

Q?

We have 3 options for Rent Discounts.

A.

a. Pay 3 months of Rent in Advance and receive a 5% discount
b. Recurring Debit on first of Month tied to your bank account receive $20 off per month
c. Pay Rent 5 days before the first of month receive $15 off per month
We must receive rent in Mail or electronically 5 days before to be eligible

Are Pets Allowed?

A.

Pets (Dog or Cats) are allowed. No exotic pets are allowed. All Pets must be approved by Landlord in advance. Pets will also add $25 per Pet to Rent. Unauthorized pets will result in immediate termination of lease.

Can I make any Modifications to Unit?

A.

Only if you have written approval from us. Any modification proposals must be sent to us in writing to PO Box 164 Stockertown, PA 18083

Why is there a $25 application Fee?

A.

The $25 is for a credit/Background check that we perform on all potential tenants. This is for both of our protection.

How long is the Lease?

A.

1 Year after which the lease will go to month to month.

How much money do I need to move in?

A.

1 month security (No Exceptions) plus First Month’s Rent and $25 application fee).

Q?

If there is a Yard do I have to maintain it?

A.

Yes some of the properties have Front & Back yards that need maintenance(mowing etc.) It will be the tenants responsibility to mow and weed).

Do I have to shovel snow?

A.

Yes you will have to shovel snow from the side walk, stairs and porch/patio.
